Woodbury Manor, near Enfield, London was built in 1853 and originally set in 13 acres of grounds on the south side of Clay Hill. Today it provides 59 en-suite bedrooms situated over two floors, offering residential care, short term Respite care and specialist dementia care for the elderly.
The home has a long and interesting history. Originally built as a private residence it was converted into an “educational recovery unit” in 1968 known as Clay Hill House. AgeCare purchased the property in 2010, converting it to the care home it is today whilst restoring and retaining many of the buildings’ original Victorian features and character. Along with restoring the Victorian grandeur, the building returned to its original name of Woodbury Manor.
The care home is situated two miles from Enfield town centre, an outer London borough bordering Hertfordshire and Essex and is easily accessible by the M25 and A10.

Benjamin Oni
Our Home Manager, Benjamin Oni, brings over 20 years of experience in the social care sector, having supported people with a wide range of needs across various care settings.
With a background in law and a Level 5 Diploma in Health and Social Care, Benjamin has held senior roles including Locality Manager, overseeing multiple services across London. His passion for mentoring and staff development has earned him recognition for outstanding management and service improvement.
Benjamin is committed to creating a warm, person-centred environment at Woodbury Manor, where residents feel supported, safe and valued. Outside of work, he is a keen football fan and coach, and enjoys travelling.

The elegant interiors with high ceilings and wood paneling make this a really exceptional place to live. The home provides 60 en-suite rooms that are light and airy. Tastefully decorated and thoughtfully designed to offer privacy, comfort and accessibility.
Each of our three wings has its own lounge or communal seating area and direct access to the mature gardens and grounds. There are extensive views over the four acres of grounds from all three buildings where you will find numerous fine specimens of cedar, fir and oak trees as well as fruit trees and a wide range of planted areas with flowers and shrubs. The grounds are accessible for all residents to enjoy at their leisure.
Life at Woodbury Manor
We offer a varied and inclusive range of daily activities, designed to offer stimulation and social opportunities for all our residents. These include weekly yoga classes, dance and movement sessions, bingo and a regular Cinema Day.
We arrange for a variety of entertainers to visit the home such as a Morris Dancing group and other musical performers. There are monthly visits to St Johns Church and Our Lady of St George, and residents can receive communion during weekly visits at the home.
We have an ice cream van in summer and opportunity for regular walks in the local area, shopping and lunch trips as well as visits to the garden centre and local pub. Most recently Tottenham Football Academy carried out a trial visit of movement and football games, which we hope will become a monthly activity.
Woodbury Manor proudly achieved Veteran Friendly Framework (VFF) Accreditation in 2025, affirming our commitment to the Armed Forces Covenant and specialist veteran care. We recognise and support residents who have served, offering tailored wellbeing activities, personalised care plans and strong links to trusted organisations like the Royal British Legion, ensuring veterans feel valued, connected and confidently cared for.
There are no set visiting hours at Woodbury Manor as Residents’ guests and families are welcome at any time.
